Two plots of land separated by a municipal gravel road. The area of one land plot is 4.61 ha and the other is 0.08 ha. There is a transformer in the corner of one plot, the plot is not connected to electricity. The territory is cultivated with a pine grove, it is not flooded.
Rural lands (L) - Land units, which include both reclaimed and non-reclaimed agricultural lands and where there are also separate groups of trees, waters, etc. Here, the building has a secondary importance and is designed according to the principles of a country farm - natural elements (alleys, rows of trees, orchards, etc.) are in interaction with the buildings characteristic of the rural landscape and the historical features of local folk construction.
L1 – Permitted use of agricultural land: Agricultural activity, orchard and/or root garden, garden inventory warehouse, greenhouse, engineering supply networks and structures, alternative energy production objects, buildings and structures necessary for the production and storage of agricultural products, service objects related to agricultural production, a residential building with outbuildings, a building equipped for tourism and recreation, a recreation area, water areas, extraction of minerals, a garden for breeding wild animals.
Additional uses
Along state and municipal highways, in accordance with regulatory enactments, the following can be placed:
a) Fuel and/or gas filling station.
b) Service and trading company.
Minimum size of land units for new developments: 0.5 ha.
The building area should not exceed 40%.
Number of buildings on the land unit - one residential house with outbuildings.
Maximum number of floors - 2 floors and attic construction - for residential houses.
Maximum height of buildings and structures - according to technological requirements.
Other terms
1) When planning the extraction or afforestation of mineral resources in the existing Rural lands, the type of use must be changed to one corresponding to the planned activity.
2) The requirements for the use of melioration systems and hydrotechnical structures in agricultural lands are determined in regulatory acts.
