The property is located in an industrial area, between Krustpils, Granita and Getliņu streets. It consists of a production building and a shed.
The production building consists of a production room, office premises, a rest area and dressing rooms, as well as technical rooms. The area of the production premises is 684.18 m2. The working height is 7 meters. There is a hoist with a lifting capacity of 6.5 tons. Trolley on railway tracks is installed in the premises for moving heavy parts or loads within the premises.
The floor and foundations are insulated. The walls are made of 100 mm sandwich panels with EPS filling, which provides better thermal insulation. 150mm panels with an additional 30mm of insulation are used for the roof structure, which together form 180mm of thermal insulation in the roof part.
The office is fully furnished, the floors are made of tiles, the walls are painted, the ceiling is a suspended ceiling, which facilitates the installation of new communications or the maintenance of existing ones. There is a separate toilet and kitchen area in the part of the office premises.
There is a rest area with dressing rooms, a kitchen and a separate toilet with a shower in the opposite part of the administrative premises from the office.
Heating is provided by a solid fuel boiler, which can be controlled remotely. In addition, a water storage tank with a volume of 5 tons has been installed, which is able to keep the heating system hot for up to 24 hours, heating the entire production plant in big frost, and up to a week, heating only the office part.
The premises are equipped with a video surveillance system, which can be accessed remotely and watch what is happening in the facility.
Water is provided from the city. Sewerage is local. The electricity connection is currently 100 amps. Since the cable is pulled out with a larger cross-section, it is possible to increase the power a few times according to the production needs.
Construction intensity is allowed up to 80%. It is possible to expand the area by constructing additional premises from one and the other end.
Real estate tax is 50 Euros per year.
During the construction, the soil of the area was removed, ground planing was carried out, during which a 50-centimeter layer of crushed stone was created, so that heavy machinery can safely move over it.
The set comes with a large front-end loader for cleaning the area and loading/unloading goods, as well as an excavator that can also serve as a manipulator for lifting materials.
